Dealing With An Estate?

When an estate is selling property there are several important considerations to remember.

In our effort to serve you and your clients in the most professional and timely manner, it is helpful to inform your title or escrow officer of the status of the estate. When did the decedent pass away? Has the estate been probated, and if so, where was it probated? Washington courts have jurisdiction over Washington property, but out of state courts do not.

Transfer of real estate from a decedent’s estate, if not probated by the courts, can still be handled efficiently. This will involve an affidavit attesting to certain facts about the estate and will usually require a copy of the death certificate, and the decedent’s will.

Each situation is unique, so it’s best to talk to your title officer early in the process to ensure a smooth closing. When you have any title questions, or estate issues, please call our awesome title officers at 360-694-4722. They’ll be glad to help any way they can!
